Moving to the Kansas City South Suburbs: What to Expect

The Kansas City south suburbs don't get the same real estate hype as some of the northward or westward corridors — and we think that's one of the best things about them. If you're relocating to this area, either from within KC or from out of state, here's what we'd want you to know going in. We're Jordan and Kyle at Heffner Homes, and the Cass County south suburbs are our home market. This is the honest version.

What "South Suburbs" Actually Means

When people talk about the Kansas City south suburbs on the Missouri side, they're usually referring to communities in Cass County — primarily Belton, Raymore, and Harrisonville. These aren't bedroom communities in the traditional sense; they each have their own character, commerce, and sense of place. But they share some common traits:
  • Access to I-49, which connects south to Harrisonville and north into KC proper
  • Lower property tax rates than many comparable metro communities
  • Strong value per square foot compared to the JoCo side of the line
  • A noticeably quieter, more spread-out feel than neighborhoods closer to the urban core

Belton, Raymore, and Harrisonville — How They're Different

These three communities each attract a slightly different buyer profile: Belton has the most established character — older homes, a downtown core, and a tight-knit community feel. Harrisonville is the county seat — further south, more rural in feel, and a great fit for buyers who want acreage, space, or a true small-town environment while still having access to the metro. What to Budget For

Most buyers coming from out of area are pleasantly surprised by what their dollar buys in Cass County. A $300,000 budget can get you a solid 3–4 bedroom home with a finished basement in Belton or a newer build in Raymore. That same budget in Johnson County or closer to the Plaza looks very different. Missouri vs. Kansas — Does It Matter?

If you're coming from the Kansas side or comparing the two states, it does matter — and not just for taxes. Missouri's property tax structure, income tax, and homestead rules are distinct from Kansas. For buyers who qualify, Missouri's MHDC programs offer real financial advantages.
