How to Choose the Right Neighborhood in Cass County Missouri

One of the most common things we hear from buyers — especially people relocating to the Kansas City south side — is some version of this: "We know we want Cass County, but we have no idea which city."

That's a totally reasonable place to be. Belton, Raymore, and Harrisonville all sit within a few miles of each other, but they each have their own personality, price points, and lifestyle feel. Here's how we help buyers work through it.


Start with your commute

Where are you working? That's usually the first filter. If you're heading into downtown Kansas City daily, Belton and Raymore both sit right off 49 Highway and I-49, making the commute very manageable. Harrisonville is a bit further south — it's a great fit if you're working locally in Cass County or don't mind a slightly longer drive in exchange for more space and a lower price per square foot.


Think about the lifestyle you want

Raymore tends to attract buyers who want newer construction, more amenities nearby, and a more suburban feel. It's grown a lot in recent years, and it shows — there's a lot of activity there. If you're moving to Raymore, we put together a full rundown of what to expect.

Harrisonville is the county seat and has a more rural character. If you want acreage, country property, or land with your home, Harrisonville and the surrounding area is often where buyers land.


Consider your budget

Price points vary across the county. Raymore's newer builds often come with a premium. Belton and Harrisonville tend to offer more home for the money, especially if you're open to a resale home. That said, the whole Cass County market is significantly more affordable than Johnson County or the closer-in KC suburbs, which is a big reason people land here.


Don't underestimate the "gut check" drive

We always tell buyers to drive through a neighborhood at different times of day before they fall in love with a specific house. Pull down the side streets. Drive to the grocery store you'd actually use. See how it feels on a Tuesday at 5pm versus a Saturday morning. You'd be surprised how much that shapes the decision.
